Bought Rental From Fellow Investor

We bought this small 2 bedroom rental from a large investor in Texas City. He was liquidating all his rentals to do larger commercial deals and deploy funds into his investor lending fund. We picked it up at a good price, changed some flooring, and replaced the old worn out windows. This became a nice little addition to our rental portfolio.

No Bank Would Touch This Property

We notice this home was listed three times on the MLS(multiple listing service). The listing mentioned the home built in 1940 had major foundation and cast iron sewer problems. The seller said financing fell through on the two previous buyers because of these outstanding issues. The banks just would not lend on this property.

We hit the “easy button” for the seller by offering to buy with cash and we would simply fix it ourselves. He was so very thankful with our help. We closed super fast and he has since moved on with his family.
